How do I become a Realtor? You must first complete a State-approved pre-licensing course. Locally, this course is offered by the Beer School of Real Estate and IUSB. The course is typically offered in the evenings, two times per week for 9 weeks.
What does it cost to get started? Your initial investment comprises pre-licensing course tuition ($545), the Indiana State licensing exam ($75) and the Indiana real estate license ($35).
After licensure you will join NAR (National Association of Realtors), IAR (Indiana Association of Realtors), and ECBOR (Elkhart County Board of Realtors). Initial fees and dues vary depending when in the year you join. In addition, there will be a monthly fee of $78 for the Elkhart County Multiple Listing Service, keypad rental varies depending on when you join and Errors and Omissions insurance of $250 +/-.
Of course, you will also have some start-up expenses. CENTURY 21 Landmark supports your efforts by providing business cards, signs, advertising, an announcement mailing, name riders and reimbursement of the pre-licensing course fee.
A good estimate for financial planning purposes would be $1000 for the initial investment (1st year), $700 annually thereafter and $100 per month.

Can I sell real estate part-time while working a full-time job? We realize that commission-only income is not comfortable for everybody. But to be successful in real estate it is essential that you dedicate yourself to your new career.
Real estate is a service-based profession that requires you to be completely available all hours of the day and night. Many new Realtors will develop a business plan that will allow them to eventually phase out of their current job within 3 to 6 months in order to devote their full attention to their real estate career.
